✅ What Counts as an Emergency

An emergency is any situation that threatens health, safety, security, or could cause serious damage if not resolved immediately.

  • Burst pipes or significant water leaks
  • Complete loss of electricity
  • Dangerous electrical faults
  • No heating or hot water during cold weather
  • Gas leaks (contact National Gas Emergency Service first)
  • Flooding
  • Serious roof leaks
  • Fire damage
  • Structural damage
  • Property not secure (broken external doors/windows)

❌ What Is NOT an Emergency

The following should be reported during office hours:

  • Dripping taps or minor leaks
  • Blocked sinks or slow drainage
  • Appliance breakdowns
  • General maintenance issues
  • Cosmetic repairs

Important: If an emergency contractor is called out for a non-emergency issue, the tenant may be responsible for the cost.

Where safe to do so, please:

  • Turn off water supply if leaking
  • Switch off electricity if unsafe
  • Ventilate property if gas is suspected
  • Provide photos/videos via WhatsApp

📝 Invoices & Documentation

Please send invoices to Manor Estate Agent Lettings Department if the repair is justified.

It would assist us greatly if as many photos and videos as possible are taken both before and after the emergency situation has been dealt with.

Important: No reimbursement will apply if the repair is caused by a tenant not looking after the property properly in any way.
