Manor Estate Agent offers a fully assisted service throughout the leasing process to ensure your property is tenanted both quickly and with ease. To provide you with an idea of what may be required please find below a few of the more Frequently Asked Questions.

How does the Guaranteed Rent Scheme work?

Manor Estate Agent effectively become your tenant, guaranteeing you a fixed rental income. You will continue to receive the agreed rent regardless of whether the property is tenanted or empty.

How long is a Guaranteed Rent contract?

The lease agreement we can offer is from a minimum of 1 year up to a maximum of 5 years.

What are the benefits of Guaranteed Rent for Landlords?

The benefits of a rent guarantee scheme for Landlords include no void periods, no rent arrears, no commission, no set-up fees, no renewal fees or any other “hidden extras”. No need to deal with the tenants at all. We can be flexible with payment dates, contract lengths, and start dates.

If I let my property unfurnished, do I still need to supply any white goods?

Where the property is required unfurnished, landlords will still be required to supply the following items;

  • Fridge freezer
  • Oven or Cooker
  • Nets and heavy curtains or blinds
  • Space and plumbing for a washing machine.

What do I need to do when I lease my property?

Simply call our lettings team on 0203 500 9988 who will be pleased to arrange a no obligation property valuation. We will meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

How long will the process of leasing my property take?

Generally the leasing process can be a quick as 24 hours to a maximum of 10 days.

What will I be responsible for once the property is on a lease?

As the Landlord of the property you will be responsible for ongoing repairs and maintenance. You will have the option of dealing with the repairs yourself or alternatively authorising Manor Estate Agent to use one of our approved contractors.

Who is responsible for bills and Council Tax?

All utility bills and Council Tax will be transferred to the tenants by Manor Estate Agent. During the term of the contract, the tenant will be liable for all utility bills and Council Tax.

How and when do I get paid the Guaranteed Rent?

All payments are made by an automated BACS system. Payments will usually take 2 working days to clear in to your account. Rental payments are made on the same date every month in advance.

Do you charge a monthly commission?

No we don't. The rent agreed will be the rent that you receive from Manor Estate Agent every month. We do not charge commission or a management fee.

Do I have to inform my mortgage company?

You will need to check with your mortgage lender whether your mortgage terms allow you to let your property.

Do I need a property licence?

Many boroughs although not all require a licence from the council to rent the property. This is either a selective, additional HMO or HMO License. For all PSL (Private sector leasing) this is normally exempt.

What documents will I require to lease my property?

You will require the following documents to lease your property. Please use the following landlord check-list:

  • Proof of Ownership (Land Registry/Mortgage Statement).
  • Buildings Insurance Policy.
  • 3 FULL sets of keys.
  • Electrical Safety Certificate (NICEIC/NAPIT).
  • Gas Safety Certificate (CP12) from a ‘Gas Safe’ registered engineer.
  • Energy Performance Certificate (EPC).

Is Manor Estate Agent’s Guaranteed Rent an insurance policy?

No, our service provides you with genuine guaranteed rent each month. We do not charge any premiums, there is no need to make a claim and there is no excess to pay.
